Pradhan Mantri Awas Yojana: Inflation is increasing day by day.  The prices of these houses are currently skyrocketing.  Then it has become a dream for the poor and common man to own a house.  In such a situation, Modi government has given the biggest gift to hundreds of poor and middle class families of the country.  PM Modi has recently implemented an important scheme for common people to get their dream home.  In which the government will give money to buy a house!  What are the rules?  Know who will benefit from the scheme…

This scheme has been approved in the cabinet meeting on Friday under the chairmanship of PM Modi.  Through this scheme, the dream of hundreds of poor and middle class people of the country will come true…hundreds of affordable houses will be built for the poor and middle class.  Apart from this, the government will give money from the front to buy a house.  It will be surprising to know but the government has restarted a tremendous scheme similar to the previous subsidy of 2.67 lakhs.  The Central Government has approved the Pradhan Mantri Awas Yojana- Urban 2.0 Yojana.

Under this scheme, the central government will construct one crore affordable houses for urban poor and middle class families.  The scheme was approved on Friday in a cabinet meeting chaired by Prime Minister Narendra Modi.  The government will provide a subsidy of Rs 2.30 lakh crore on this scheme.  Under this scheme, the government will provide financial assistance for building houses in urban areas.

In the first phase of Pradhan Mantri Awas Yojana-Sehri, construction of 1.18 crore houses was approved.  Out of this, 85.5 lakh houses have been constructed.  Apart from this, the government will now give Rs 3000 crore in Credit Risk Guarantee Fund Trust.  Earlier this figure was 1000 crore rupees.  Under this, banks and housing finance companies are assisted so that they can finance the construction of houses for the economically weaker sections.  The fund will now be managed by the National Credit Guarantee Company instead of the National Housing Bank.

Families belonging to the EWS/LIG/Middle Income Group (MIG) segment who do not have a ready-made house anywhere in the country are eligible to purchase or construct a house under PMAY-U 2.0.  1) EWS families are families with annual income up to ₹ 3 lakh.  2) LIG families are families whose annual income ranges from ₹ 3 lakh to ₹ 6 lakh.  3) MIG families are families whose annual income ranges from ₹ 6 lakh to ₹ 9 lakh.

People who do not yet have a permanent house will come under the ambit of this scheme.  Those having an annual income up to Rs 3 lakh will be considered in the EWS category, those with an annual income of Rs 3 to 6 lakh in the LIG category and those with an annual income of Rs 6 to 9 lakh in the MIG category.  If you do not own land under the scheme, you will also be allotted a plot by the state government or union territory.  Apart from this, housing vouchers will be given to people who buy houses in private projects.  This time rental housing has also been included in the scheme.  In this, if you don’t want to buy or build a house, there will also be an option to rent it.  EWS, LIG ​​and MIG will benefit from this scheme.

Besides, under the scheme, people belonging to EWS, LIG ​​and MIG categories will be given interest subsidy on taking home loans up to Rs 25 lakh for houses up to Rs 35 lakh.  In this scheme, a subsidy of 1.80 lakh rupees will be given in installments for 5 years.

Apart from ISS, the cost of building construction under various verticals will be shared between the Ministry, State/UT/ULB and distributed among the identified eligible beneficiaries.  Government assistance in AHP/BLC verticals under PMAY-U 2.0 will be ₹ 2.50 lakh per unit.  Share of States/UTs will be mandatory under this scheme.  For Union Territories without Assembly, Centre: State sharing pattern 100:0, Assembly for Union Territories (Delhi, Jammu and Kashmir and Puducherry), North-Eastern States and Himalayan States (Himachal Pradesh and Uttarakhand) sharing pattern 90:10 and others  For States it will be 60:40.   States/UTs and ULBs may extend additional assistance to beneficiaries to improve housing affordability.  Under the ISS vertical, eligible beneficiaries will receive Rs.  Central assistance up to 1.80 lakhs will be provided in 5-yearly installments.
